Nearly 3,300 BTO flats with shorter waits in October sales
Singapore’s Housing & Development Board (HDB) has announced that about 3,300 Build-To-Order (BTO) flats, offering shorter waiting times of under three years, will be launched in the October sales exercise. The flats are spread across four projects in Bedok, Sengkang and Yishun, accounting for more than a third of the total 9,100 units placed on offer in October. The target wait times are part of HDB’s ongoing plan to reduce average waiting periods for new flats in 2025.
Where the shorter-wait flats are located
Two Yishun projects will together provide 1,395 flats with a wait of about two years and seven months. One of these projects is Chencharu Grove, a 826-unit development located along Bah Soon Pah Road and Chencharu Link in the Chencharu housing estate. Chencharu Grove will offer two-room flexi flats up to five-room flats across six blocks, with greenery integrated throughout to reflect the area’s heritage as former agricultural land. The development is designed to include fitness corners, a communal garden, a playground and a pre-school. It will also feature 418 Single Room Shared Facilities units, aimed at low-income single tenants who share common facilities as part of a community living model.
Chencharu Grove will replace the pilot site at the former Anderson Junior College hostel in Ang Mo Kio Avenue 8 when completed. The second Yishun project, Yishun Glade, is bounded by Yishun Street 31 and Yishun Ring Road and offers 569 flats including two-room flexi and four-room layouts across four blocks. The development plans include rooftop gardens, a therapeutic garden, and a senior care centre, with nearby amenities such as Junction 9, Yishun Mall and the Khatib Bongsu Park Connector linking to Yishun Pond Park.
Progressive BTO launches in Sengkang and Bedok
In Sengkang, Fernvale Plains will offer 830 flats—two-room flexi, four-room and five-room flats—plus a block of public rental units near Kupang LRT station. It also includes 207 community care apartments with senior-friendly fittings (such as wheelchair-accessible bathrooms) and access to health and community services to help seniors live independently. Communal facilities will feature a rooftop garden, playgrounds, fitness stations and a hardcourt for family-friendly recreation.
Bedok’s Ping Yi Court, located along Chai Chee Street, comprises 862 units ranging from two-room flexi to three-generation flats across five blocks. The design emphasizes courtyards, with blocks set around the perimeter to create inviting communal spaces for residents to bond. Nearby conveniences include Kaki Bukit 511 Market and Food Centre, Bedok Mall and Heartbeat@Bedok, with Bedok and Kembangan MRT stations about 1.5km away.
HDB’s broader plan and future timelines
Together, the four projects in October lift the total count of shorter-wait flats launched in 2025 to about 4,690 units, surpassing HDB’s target of 4,500 such flats for the year. HDB reaffirmed its longer-term plan to continue offering shorter-wait flats, aiming to launch 4,000 units annually in 2026 and 2027 as part of efforts to reduce wait times for new flats.
What this means for homebuyers
For potential buyers, the October 2025 offerings present a meaningful option for those who prioritise faster access to new homes. While these flats still require a multi-year wait, the reduction compared with longer waits could better align with personal and financial planning. Interested applicants should monitor HDB announcements for exact launch dates and application details as the date approaches, since HDB did not specify a firm launch date at the time of the announcement.
